Why Charleston property owners trust us with their fire doors

A fire door only works if every part of it does - the leaf, frame, seals, closer, hinges, and exit hardware. We service the whole assembly, not just the lock.

Licensed & insured, locally

We're a licensed, insured locksmith serving Charleston, Summerville, and the surrounding Lowcountry. Full documentation on file, no subcontracted surprises.

Family owned & operated

The same technicians who inspect your fire doors are the ones who repair them. You get direct accountability and steady hands on hardware that has to perform in an emergency.

Manufacturer certified

Mul-T-Lock and Lockly certified, with ALOA membership behind our work - so the hardware we install on rated openings is fitted the way the manufacturer intends.

Free estimate, no pressure

We assess the opening, tell you what's compliant and what isn't, and quote it up front. Free estimates on every fire door job we take.

What our fire door services include

Fire door inspection

Component-by-component checks of clearances, seals, labels, latching, and closer function - with a written report you can hand to an inspector or fire marshal.

Panic & exit device service

Repair, adjustment, and replacement of fire-rated panic bars and exit devices so doors latch reliably and release freely under pressure.

Door closer repair

Closers that self-close and self-latch every time. We adjust sweep and latch speed, rebuild worn units, and swap out closers that no longer meet spec.

Frame, hinge & gap correction

Excessive gaps, sagging leaves, and misaligned frames defeat a fire rating. We correct clearances and refit hinges to bring the opening back within tolerance.

Fire-rated lock & hardware

Rated locksets, strikes, and access control fitted correctly - including Mul-T-Lock and Lockly options where a keyed or keyless upgrade fits the opening.

Label & compliance follow-up

Missing or painted-over rating labels flag a door as non-compliant. We document ratings and get openings ready for re-inspection.

How our fire door service works

  1. 1

    Free on-site assessment

We walk every rated opening, check labels and clearances, and test each door's latch and closer.

  2. 2

    Written estimate

You get a clear list of what passes, what fails, and exactly what each repair costs - no vague "we'll see."

  3. 3

    Repair & replace

We service closers and exit devices, correct gaps, and fit rated hardware, restoring each door to compliant condition.

  4. 4

    Documentation

You receive a record of the work and door conditions to keep for your fire marshal and insurer.

What to have ready before your fire door inspection

A little prep speeds the visit and keeps your estimate accurate:

  • Access to both sides of every rated door - including stairwell and mechanical room openings that are usually locked.
  • Your prior inspection report if you have one, so we can confirm past deficiencies were corrected.
  • A note on doors that stick, drag, or don't latch - these are the openings most likely to fail.
  • Remove wedges, hooks, and hold-open magnets that aren't tied to the alarm; a propped fire door isn't a fire door.

Did you know? Fire-rated doors are required to be inspected annually, and a gap wider than a US quarter under the door can be enough to fail an opening. Small clearances matter more than most owners expect.

What customers say

"We failed a fire marshal inspection over stairwell doors that wouldn't latch. Their team fixed the closers and corrected the gaps in one visit and gave us paperwork for the re-check. Passed clean."

- Property Manager, Downtown Charleston

"Free estimate was actually free, and they explained which doors were compliant and which weren't instead of just selling us new hardware. Straight shooters."

- Restaurant Owner, Summerville

"Panic bar on our rear exit was dragging for months. They rebuilt it same-day and it latches perfectly now. Family owned and it shows."

- Facilities Lead, West Ashley

Fire door service FAQs

Fire-rated door assemblies should be inspected at least once a year, and any time damage or a failed self-closing test is noticed. We provide a dated, written report you can keep on file for your fire marshal and insurer.

Common failures include excessive gaps around the door, a closer that doesn't fully close and latch, painted-over or missing rating labels, non-rated hardware, propped or blocked doors, and damaged seals. We check every one of these during an assessment.

Most issues - closers, exit devices, hinges, latches, and clearance problems - are repairable and cost far less than replacement. We replace only when a door leaf, frame, or hardware is damaged beyond compliant repair, and we'll tell you honestly which situation you're in.

Yes. We repair, adjust, and replace fire-rated exit devices and panic hardware so they release freely from the inside while still latching securely - a requirement for both life safety and the fire rating.

We do. We provide a free on-site assessment and a written estimate for fire door service across Charleston, Summerville, and surrounding areas before any work begins.
